Good property deals do not wait. Often the difference between landing one and losing it is having the funding lined up and the case ready before you offer. This page explains the routes most UK property purchases use, and how we help you prepare and coordinate the right one, whether you are based in the UK or overseas.
How a UK property deal gets funded
- Buy-to-let mortgage. What most people use for a straightforward rental. The lender looks mainly at the rent the flat will bring in, not only at your salary.
- Bridging finance. A short loan to move fast, or to buy a flat a mortgage lender will not touch yet. You pay it off, or swap it for a mortgage, once the work is done.
- Refurbishment finance. Money for the purchase and the works together, paid back when you sell or remortgage.
- Cash purchase. You buy outright, which often wins the deal, and you can remortgage later to take some of the money back out.
- Company purchase. Some investors buy through a limited company instead of in their own name. Fewer lenders deal with companies and the rent is taxed differently, so speak to an accountant before you decide which way to buy.
How we help
- We line up the route. We help you see which funding route fits the property, the timeline and your position, so you are not forcing the wrong tool onto the deal.
- We prepare a clean case. Lenders move faster when the numbers, the property and the plan are presented clearly. We help you put that together.
- We coordinate the specialists. We work alongside qualified mortgage brokers, lenders and solicitors. We coordinate them around the deal; we are not a broker and we do not give regulated advice ourselves.
- We keep the deal moving. Funding stalls kill deals. We stay on top of the process so timelines hold.
Common questions
Are you a mortgage broker?
No. We are a property sourcing and refurbishment firm. We help you prepare and coordinate funding around a deal, and we work alongside qualified, authorised brokers and lenders who provide the regulated advice.
Do you lend money or invest alongside me?
No. We do not lend money and we do not buy into our clients' properties. You own the flat and you arrange the borrowing. Our part is to point you to the route that suits the deal, and to work with the broker or lender who sets it up.
Do I need finance lined up before I talk to you?
No. Part of what we do is help you work out the right funding route in the first place, before you commit to a property.
Can you help me fund a purchase if I live abroad?
Yes. Many of our investors are overseas, based in Malta and across Europe. There are lenders who offer buy-to-let mortgages to expat and non-resident buyers, and we coordinate with qualified brokers who specialise in exactly that. We help you put a clean case together so the process is as smooth as it can be from a distance.
