In short: weekly property deals is a subscription from Gauci Magri & Partners. Once a week we email you one buy-to-let deal in Glasgow or Edinburgh, with our figures on it: the price, the purchase tax, the works it needs, the rent we expect it to let for and what is left after costs. It costs £50 a month + VAT (where applicable). You read the deal and decide whether to follow it up. It is not a search to your brief. That is our personalised service, which comes with our guarantee of 3 ready-to-buy properties within 3 months.

£50a month

- Glasgow and Edinburgh only.
- Our figures on every deal: price, purchase tax, works, likely rent and what is left after costs.
Monthly. Full terms are sent before you join.
What do I get each week?
One email with one property in it. We pick it from the deals we come across in Glasgow and Edinburgh in the course of our normal sourcing work, and it only goes out if the numbers still make sense once we have costed it. Most of what we look at never gets that far.
Each email tells you what the property is and roughly where it is, the price, the purchase tax (with the Additional Dwelling Supplement where it is likely to apply), the works we think it needs, the rent we expect it to let for and what is left once the running costs are paid. Those are the same headings we use when we put a property forward to a client on our personalised service.
What a weekly deal email looks like

- Purchase tax, with ADS where likely
- Works
- Expected rent
- What is left after costs
They are our figures. They are an estimate on a property you have not seen yet, not advice and not a forecast, and a real purchase will differ. Before you commit to anything, your solicitor, your lender and a letting agent should check them. Our buy-to-let calculator lets you run the same sums on your own numbers.

Who is it for?
Investors who want to keep an eye on Glasgow and Edinburgh without paying for a full search, and people who are still working out their budget and want to see what it buys. A lot of our clients live outside the UK, and an email a week is an easy way to follow two cities from a distance.
If you have never bought in Scotland, read your first buy-to-let in Glasgow or Edinburgh first. It explains the purchase tax, the offer process and the landlord rules that sit behind every figure in the email.
What happens if a deal interests me?
Reply to the email, or get in touch. Before anything is agreed, we tell you in writing what happens next and what, if anything, it costs. Buying in Scotland runs through your solicitor: the note of interest, the offer and then the missives, which bind both sides once they are concluded.
As with every client, we ask for identification and evidence of where your money comes from before a purchase goes ahead, and your solicitor will ask too. That is money laundering law, and it applies wherever you live.
How do I join?
Press Request to join and tell us your name and email, or write to admin@gaucimagri.com. We come back to you with the full terms before you pay anything. It is a monthly subscription at £50 a month + VAT (where applicable).
Which rules apply?
Introducing investors to property deals is estate agency work under the Estate Agents Act 1979, the same as our sourcing. A business doing it with residential property must belong to an approved redress scheme and be registered with HM Revenue and Customs for anti-money-laundering supervision. Ask any sourcer for both in writing before you pay a fee. That includes us.
Please note. The deals and figures we send are general information for investors. They are not financial, tax or legal advice, and not a forecast. Property can fall in value as well as rise, and the rent and costs on a real purchase will differ from any estimate.
Common questions
How much do weekly property deals cost?
£50 a month, plus VAT where applicable. It is a monthly subscription, and the full terms are sent to you before you join.
Where are the deals?
Glasgow and Edinburgh only. That is where we source property ourselves, so it is where we can stand behind the figures we send.
Is a weekly deal a recommendation to buy?
No. Each deal comes with our figures, worked out the way we work them out for our own clients, but they are not advice and not a forecast. Have them checked by your solicitor, your lender and a letting agent before you commit to anything.
