Buying more than one property
We don't cut the fee when you buy more than one property. We give you more choice instead. Normally we put forward 3 properties for each one you want to buy. Buy 2 and you get 25% more, so 8 to choose from instead of 6. Buy 3 or more and you get 50% more, rounded up: 14 instead of 9 for three properties, 18 instead of 12 for four.
The fees stay as they are, and the deposit guarantee still covers the first 3 properties for each purchase. The extra ones come on top. If you are buying several properties at once on one timetable, we may quote that as a portfolio instead.
The refurbishment fee
For managing the works we charge 10% of the works cost, with a minimum of £1,500. On £25,000 of works, our fee is £2,500. On £12,000 of works it is the £1,500 minimum. The works themselves are priced separately, and you see the contractor quotes before anything starts. How we scope and run a refurbishment is on our refurbishment management page.
The monthly fee
The £50 a month per property is for following the letting and reporting to you. It applies only once the property is let, and only if you deal with the letting agent through us. If you would rather deal with the agent yourself, there is no monthly fee from us. Either way, the letting agent charges its own fees under its own terms, which you see before you sign with it.
How do you pay?
1
Brief
You send us the full details of what you want to buy. We start searching once we have them.
2
Deposit
A £1,000 deposit per property starts the search. It can be paid in 3 monthly payments over the 3 months.
3
3 properties
Within 3 months of the deposit, we put forward 3 ready-to-buy properties, each with our figures.
4
Offer accepted
When the seller accepts your offer, the rest of the sourcing fee is due. The deposit counts towards it.
The deposit covers the research, the searching and gathering your documents. If we do not put 3 properties forward within 3 months, we refund it. If you look at the 3 and none of them is right, we add 2 more.
What is not included in our fees?
Our fees cover our own work. These costs are separate, and you pay them to the people concerned:
- The purchase price, and the purchase tax (Land and Buildings Transaction Tax and, in most cases, the Additional Dwelling Supplement)
- Your solicitor's or conveyancer's fees
- Mortgage, broker and valuation fees
- The cost of the refurbishment works, paid against the contractor quotes you approve
- The letting agent's fees
- Any insurances
- Scottish Landlord Register fees
If you want an idea of the purchase tax on a typical flat, our property sourcing in Glasgow page works it through with examples.
When do you need a custom quotation?
Most investors who come to us fit one of the three packages. Some don't, and then we price the job on its own and email you a quote. That tends to happen when:
- the property is outside Glasgow and Edinburgh, or costs under £50,000
- you are buying a portfolio, or several properties at once on one timetable
- you already own the property and only want the refurbishment managed
- you are a property company, a public body or a housing charity with a wider brief
- you need something from our property services that is not in a package
Send us what you have in mind and we'll price it. Replies to the quote go to admin@gaucimagri.com.
Please note. We source and refurbish property, and we introduce clients to registered letting agents, who let and manage it. We are not financial or investment advisers, and nothing on this page is a recommendation to buy. Property investment carries risk, including the risk to your capital. Past performance is not a guarantee of future returns. The fees on this page apply from 17 October 2026, and the written terms you receive before you pay a deposit are the ones that apply to you.
Common questions
How much does property sourcing cost with Gauci Magri & Partners?
Our sourcing fee is per property and set by the purchase price: £2,500 from £50,001 to £100,000, then £1,000 more for each further £100,000 band. Properties under £50,000 are quoted separately. A £200,000 flat, for example, has a sourcing fee of £3,500. All fees are + VAT (where applicable).
What does the £1,000 deposit cover, and is it refundable?
The £1,000 deposit per property starts the search. It covers the research, the searching and gathering your documents, and it can be paid in 3 monthly payments. If we do not put forward 3 ready-to-buy properties within 3 months of the deposit, we refund it.
When is the rest of the sourcing fee paid?
The rest of the sourcing fee is paid when the seller accepts your offer. The deposit you have already paid counts towards it.
What do you get for buying more than one property?
More properties to choose from, rather than a lower fee. Buy 2 and we put forward 25% more, 8 instead of 6. Buy 3 or more and we put forward 50% more, rounded up, so 14 instead of 9 for three. The fees stay the same.
What does the £50 monthly fee cover?
It covers dealing with the letting agent for you, following the rent, repairs and tenancy, and reporting to you. It is £50 a month per property, it applies only once the property is let, and only if you deal with the agent through us. If you deal with the letting agent directly, we do not charge it.
What if my project does not fit one of the packages?
Then we price it on its own and email you a quote. It usually comes up with properties outside Glasgow and Edinburgh, portfolio purchases, refurbishing a flat you already own, and organisations such as property companies, public bodies and housing charities.
Send us your budget, how you'd pay for the purchase and what the property needs to do for you. We'll say which package fits. If none does, you'll get a quote by email.
