How a UK property deal gets funded
- Buy-to-let mortgage. The most common route for a standard rental purchase, where the borrowing is assessed largely on the rent the property can achieve.
- Bridging finance. Short-term funding used to move quickly or to buy a property that is not yet mortgageable, then repaid or refinanced once works are done.
- Refurbishment finance. Funding structured around a project that needs work, releasing money for the purchase and the refurbishment, with an exit by sale or refinance.
- Cash purchase. Buying outright, often to secure a deal fast, with the option to refinance later and release capital.
- Capital partners. Some investors bring the capital and we bring the deal, the work and the management. How that is structured is always agreed and documented privately.

Are you a mortgage broker?
No. We are property investors and managers. We help you prepare and coordinate funding around a deal, and we work alongside qualified, authorised brokers and lenders who provide the regulated advice.
Can you fund a deal yourselves?
In some projects we invest our own capital alongside clients. Any such arrangement is discussed and documented privately, and is not an offer made on this website.
Do I need finance lined up before I talk to you?
No. Part of what we do is help you work out the right funding route in the first place, before you commit to a property.
Can you help me fund a purchase if I live abroad?
Yes. Many of our investors are overseas, based in Malta and across Europe. There are lenders who offer buy-to-let mortgages to expat and non-resident buyers, and we coordinate with qualified brokers who specialise in exactly that. We help you put a clean case together so the process is as smooth as it can be from a distance.
