Trust and transparency

Why work with us

Handing your money, and a property project, to someone else is a big ask. This page sets out plainly why investors trust us with it: how we work, what we are and are not, and how we look after your money, your data and your asset.

We have sourced and refurbished UK property for investors since 2015, much of it around Glasgow, East Kilbride and the Scottish central belt, with select deals across the UK. We invest our own capital alongside our clients, so we do well only when you do.

Why investors trust us

Six reasons it is safe to work with us

A track record since 2015

We have been sourcing and refurbishing UK property for investors for a decade, so the process does not depend on luck or on one good year.

Our own money is in it too

We invest our own capital alongside our clients. When we bring you a deal, it is one we would be happy to buy ourselves.

Real numbers, before you commit

You see the full picture on every deal, the purchase, the works, the yield and the risks, on real figures, before you decide anything.

You own the asset

The property is bought in your name. It is your asset, on your title, not ours. A partner letting agent runs it for you.

Deposits protected, properties looked after

Tenant deposits on properties let through our partner letting agents go into an approved deposit protection scheme, and day-to-day compliance on the letting is the agent's job.

We work with your advisers

For tax and legal matters we work alongside your accountant and solicitor, so the decisions that need a professional get one.

Honest by design

What we are, and what we are not

We are a property sourcing and refurbishment firm that works with partner letting agents. We find deals that stack up on real numbers and manage the works, and a partner agent runs the property day to day.
We are not financial or investment advisers, and we do not provide regulated investment advice. Property investment carries risk, including the risk to your capital, and past performance is not a guarantee of future returns.

How a project runs

The same clear steps, every time

1

Brief

We start with your budget, your goal, and how involved you want to be.

2

Source and appraise

We bring you deals that meet the numbers and show you the full picture before you commit.

3

Buy and refurbish

We handle the acquisition and manage the works end to end.

4

Let and manage

A partner letting agent lets it and runs it, and compliance during the tenancy is part of its job, so it does not take your time.

5

Report

You get clear reporting on income, costs and how the property is performing.

Your money and your data

Handled carefully, explained clearly

Clear fees, agreed up front

Fees are set out in writing before any work begins, with no hidden costs, so you can plan your numbers with confidence.

Tenant deposits protected

In Scotland the deposit goes into one of the approved schemes, which holds the money for the whole tenancy, so it is not held by us or the agent. Elsewhere, ask the agent which approved scheme it uses.

Insurance and compliance

Each property has to be properly insured and meet its legal and safety obligations before it is let. The insurance is yours as the owner, and the partner letting agent looks after the safety checks during the tenancy.

Your data

We hold your personal data securely and use it only as our privacy notice sets out. We do not sell it.

Common questions

What investors ask before they start

Are you financial advisers?

No. We are not financial or investment advisers and we do not give regulated investment advice. We source and refurbish property, and introduce clients to partner letting agents.

Do you invest your own money too?

Yes. We put our own capital alongside our clients, so our interests line up with yours.

Who owns the property?

You do. It is bought in your name, on your title. It is your asset.

How are tenant deposits protected?

In Scotland the deposit goes into one of the approved schemes, which holds the money for the whole tenancy, so it is not held by us or the agent. Elsewhere, ask the agent which approved scheme it uses.

How do you charge?

Fees are agreed in writing up front, with no hidden costs.

Can you work with overseas investors?

Yes. Many of our clients are in Malta and across Europe. We build the purchase tax into the numbers before you commit, including the 2% non-resident surcharge where it applies, which is England and Northern Ireland and not Scotland or Wales. Under the Non-Resident Landlord Scheme the letting agent takes basic rate tax off the rent unless HMRC has approved you to be paid in full.

Where are you based?

Our UK address is 5 Glen Moy in East Kilbride (the postal address reads Glasgow G74 2BE), and we have a Malta office in Qormi. Most of what we do is around Glasgow, East Kilbride and the rest of the Scottish central belt, and now and then we take on a deal elsewhere in the UK.

Let us talk

If you want exposure to UK property without the second job that usually comes with it, let us talk. A first call is free, there is no obligation, and you will leave it knowing more than when you started.
