In short: if you pay someone to let and manage a home in East Kilbride, it has to be an agent on the Scottish Letting Agent Register, and Gauci Magri & Partners, whose UK address is in the town, introduces landlords to the registered agents it works with there and across South Lanarkshire. Who manages rented homes in East Kilbride?
A landlord who pays someone else to manage a home has to use a registered letting agent, and we work with agents that cover East Kilbride. Our own UK address is here, at 5 Glen Moy, G74 2BE. In Scotland, letting agency work can only be done by an agent on the Scottish Letting Agent Register, so we do not do it. What is different in East Kilbride is the market, the housing and the council. The rest of this page is about those.
What do homes in East Kilbride rent for?
No official body publishes a rent figure for the town by itself. The nearest is the ONS figure for the South Lanarkshire rental area, which covers a good deal more ground than the town. For August 2026 it looked like this.

Citylets does give one number for East Kilbride on its own. Over the 12 months to June 2026 a two-bedroom home in the town was advertised at £783 a month on average. Hamilton, next door, came out at £785. For South Lanarkshire as a whole Citylets had an average of £948 in the April to June quarter, 6.4% higher than a year earlier. That is well above the ONS figure, which shows how much the answer depends on who is counting and what they count.
None of this tells you what your own house will fetch. For that you need what similar homes in the same part of town have recently let for. Ask the letting agent for those before a rent is set.
How quickly do properties let in East Kilbride?
Homes around East Kilbride are taking about four weeks to let, and across South Lanarkshire that is slower than a year ago. Citylets recorded 29 days to let a two-bedroom home in East Kilbride, averaged over the year to June 2026. In South Lanarkshire as a whole the average for all homes was 28 days in April to June 2026. That was eight days slower than the same quarter a year before. About one home in five, 22%, was let inside a week and 64% inside a month.
Across South Lanarkshire two-bedroom homes slowed the most. In that quarter they took 31 days, which was 13 days longer than a year earlier, and their average rent slipped by 1.0%. We read that as a market where the asking rent matters again. Our view is that a home priced a little under the one next door tends to let first, and the weeks saved are usually worth more than the difference. How does East Kilbride compare with Glasgow?
East Kilbride has no official figures of its own, so the comparison below uses South Lanarkshire, the council area the town sits in.

The short version is that you pay less to get in and you collect less rent. Whether that works for you comes down to the single property and its own costs, which is the point of gross yield vs net yield. What keeps tenants coming to East Kilbride?
We could not find a published breakdown of who rents in the town, so we will not pretend to have one. What can be checked is this.
- Size. This is a big town. It was picked as Scotland's first new town in 1947, and National Records of Scotland put its population at 75,310 in mid-2020.
- The hospital. University Hospital Hairmyres has 408 inpatient beds and an accident and emergency department that is open round the clock.
- Government jobs. The Foreign, Commonwealth and Development Office confirmed in March 2025 that it had dropped a planned move and would stay at Abercrombie House.
- The railway. A £144 million upgrade put electric trains on the line to Glasgow Central from 14 December 2025. Hairmyres got a new station in May 2025 and East Kilbride a new one that August.
- The road. The A725 expressway joins the M74 at the Raith junction.
- Renting is a minority tenure. About 10.5% of homes in South Lanarkshire were rented from a private landlord in 2022, according to the council's housing strategy. Government figures show 14,909 registered rental properties in the council area at December 2024.
The town centre is also due to change. The council took back ownership of the Centre West part of the shopping centre at the end of 2025 and has appointed a demolition contractor. Its published plans talk of 250 to 300 new homes and a civic hub on that site, with a new supermarket in the wider masterplan. Those are plans. We would not buy or price a rental on the strength of them.
What does an empty property cost in South Lanarkshire?
An empty property costs you the lost rent, and after a while extra council tax as well. South Lanarkshire Council's rules for an unoccupied home run like this.

There is a catch for buyers. The council counts the empty period from the first day the property became vacant, and that includes time before you owned it. A house that sat empty for ten months before you bought it could face the double charge two months later. There is one protection. Since 1 April 2024 a council cannot apply the increase for the first six months after a new owner buys a long-term empty home, as long as repairs or renovations are under way to bring it back into use. So get the dates from the seller before you offer.
What does the council ask of a landlord?
Registration comes first. You register with South Lanarkshire Council through the Scottish Landlord Register. From 1 April 2026 that costs £85 for the landlord and £20 for each property, with £170 added if you renew late. If you register online with more than one Scottish council, the landlord fee is halved for each. Registration lasts three years.
A house let to three or more people from three or more families needs an HMO licence as well, and in South Lanarkshire that licence is applied for every year. The gas check, the electrical report, the alarms and the deposit rules are the same as anywhere in Scotland, and the full table is on the Glasgow page. As of 4 October 2026 no rent control area has been designated here or anywhere else in Scotland, and councils' first rent reports are not due until 31 May 2027. Do you handle refurbishment between tenancies?
Yes, the bigger jobs. Small repairs during a tenancy are dealt with by the letting agent. When a tenant leaves and the house needs more than a clean and a coat of paint, that is a refurbishment, and it goes through our refurbishment management service: a written schedule, a price against each item, and nothing extra done without your say-so.
Age is the thing to keep in mind. The new town dates from 1947, and homes from its first decades are now well past fifty years old. Scottish Water says a house built before 1970 has a higher chance of lead pipework, and since March 2024 the Repairing Standard has required the pipes up to the kitchen tap to be free of lead, with a water test where that cannot be confirmed. From 6 October 2026 damp or mould also has to be investigated within 10 working days of the landlord learning of it, as we explain in Awaab's Law for private landlords in Scotland. It is cheaper to deal with both between tenancies than in the middle of one.
What does it cost, and what if you live abroad?
The letting agent's fee is set out in its written terms of business before you commit. We do not publish a "typical" figure, for the reason given on the Glasgow page: we could not find an independent average to quote. Anything we charge for our own work is agreed with you in writing before it starts.
Living outside the UK does not stop you letting a home here. You still register with the council. Rent paid to you falls under the Non-Resident Landlord Scheme, which means the agent takes basic rate tax off before the rent reaches you unless HMRC has agreed otherwise.
