Working with investors

Property works best when the right people are in it together. We have built our business around investors who want exposure to UK property without running it themselves, and we bring people in alongside what we already do. We work with investors based in the UK and overseas, including many in Malta and across Europe.

There is no single way we work. Some investors want their capital put to work in property on a clear, agreed basis without becoming landlords. Others want to be closer to the deal, sharing the decisions and the outcome. What fits you depends on your goals, your experience and how involved you want to be, and that is a conversation, not a webpage.

What stays the same, however we work

How a first conversation usually goes

1

We listen

You tell us your goals, your experience and how hands-on or hands-off you want to be.

2

We explain

We talk you through how we work and what, in principle, might suit your position.

3

We check fit

If it looks like a fit on both sides, we set out the relevant criteria and what the next step would involve.

4

Privately and documented

Anything specific is then discussed and documented privately, with the right checks and your own independent advice.

Who this tends to suit

The investors we work with usually have capital they want exposed to UK property, value clarity over hype, and would rather have a team on the ground than try to do it all from a distance. They want to understand what they are in, and they want to be kept informed properly.

Important. This page describes how we work with investors in general terms. It is not an offer, an invitation, or a recommendation to invest, and it is not financial advice. Property investment carries risk, including the risk to your capital. Any specific arrangement is discussed and documented privately with investors who meet the relevant criteria, and we encourage you to take your own independent legal, financial and tax advice.

Common questions

Is anything on this page an offer to invest?

No. This page explains how we work in general terms. It is not an offer, an invitation or a recommendation, and it is not financial advice. Any specific arrangement is discussed privately with eligible investors.

Do you publish returns?

No. Returns depend on the specific arrangement and the performance of the underlying property, and we do not publish figures. Property carries risk, including the risk to your capital, and past performance is not a guarantee of future returns.

Who can work with you this way?

Arrangements like these are open only to investors who meet the relevant criteria. What applies to you depends on your circumstances, which is exactly what a first conversation is for.

Do you work with investors based outside the UK?

Yes. A large part of our work is with overseas investors, many based in Malta and across Europe, who want exposure to UK property without being here to run it. The way we work is the same wherever you are based: terms in writing first, our capital alongside yours where relevant, and full transparency. We run identity and source-of-funds checks on every investor, UK or overseas, and we encourage you to take your own independent legal, financial and tax advice in your own country as well as the UK.
