We have built our business around investors who want exposure to UK property without running it themselves, and we bring people in alongside what we already do. There is no single way we work. Some investors want their capital put to work in property on a clear, agreed basis without becoming landlords. Others want to be closer to the deal, sharing the decisions and the outcome. What fits you depends on your goals, your experience and how involved you want to be, and that is a conversation, not a webpage.
For most of the investors we work with, the appeal is simple: property can earn more than money sitting in the bank, and it spreads your risk beyond cash. You hold the property in your own name, with full legal ownership, and we take the running of it off your hands. In Scotland we target property that combines capital growth with a strong annual rental yield, typically in the region of 5% to 12% gross depending on the deal, in areas with good transport links, schools, amenities and, where we can find it, planned local investment. These are targets we screen for, not guarantees, and every projection is built on real figures.
What stays the same, however we work
- Terms in writing first. Everything is agreed and documented before anything starts. No loose understandings.
- Full transparency. You know what is happening at each stage, and you can ask us anything at any point.
- Our capital alongside yours. In most cases we are invested in the same project, so our interests sit on the same side as yours.
- Honest numbers. We would rather tell you a deal is average than dress it up.
- Full ownership. You hold the property in your own name, with full legal ownership. You are the owner, not a unit-holder in a fund.
- Due diligence handled. We do the checks for compliance and source of funds and work alongside accountants, solicitors and the relevant public authorities, so nothing is missed before your money goes in.
- Quality first. The standard of the property and the tenants we place matters, because it is what protects both the rent and the resale value.

Who this tends to suit
The investors we work with usually have capital they want exposed to UK property, value clarity over hype, and would rather have a team on the ground than try to do it all from a distance. They want to understand what they are in, and they want to be kept informed properly.
What they tend to value most is the filtering. Since 2015 we have viewed and appraised thousands of properties and put thousands of hours into the analysis behind them, and most of that work ends in a no. By the time anything is discussed with you, it has already passed the test we apply to our own capital, because in most cases our capital is in the deal too.
